This blog started in June 2007 - three months after Tampines Court was conditionally sold through en bloc and after I joined a small group of 39 minority owners determined to stop the unwelcome sale of their homes (for a variety of reasons). At no point did I advertise my blog in the estate but somehow word got around and by July 2008, I was pretty much the only source of information for all owners (majority as well as minority) to tap into.  Where it was the 'old guard's' intention to disseminate as little information as possible to the owners, I saw it as my duty to broadcast as much as possible to anyone who would listen. So much was going on and there was nothing but silence in the estate!  
The minority group (now 32) went on win at the STB and the sale was thrown out on two counts of bad faith: sale price and method of distribution. The developer-buyer did not seek an extension in order to pursue the matter to High Court  and so there the sale ended.  The minority were awarded costs and it was almost a year before we saw a small percentage of our $250k returned. Ah, the price of justice.

Despite calls to close the blog (of course from the losing quarter) I decided to carry on and keep an eye on all things en bloc. This blog serves as a repository of important information, all too easily forgotten but which can be readily refreshed in our minds with a mouse click or two. The likelihood of another en bloc attempt happening again in Tampines Court was quite high, and as expected, it came roaring back in 2011  - on the road to riches, or ruin as the case may be.

ENBLOC ROUND 2 FAILED

We have reached the end of a second unsuccessful collective sale attempt.  The next attempt will have to be in in 2015 or later as the management committee cannot hold an EGM for the purpose of collective sale for 2 years after a failed attempt unless 50% of owners sign for the requisition (LTSA). After 2 years and the percentage drops back to 20%.

And so, we are now at the Beyond part of the blog title, but I won't be pottering about as before, save for the odd bit of interesting news, archiving etc. If there is a 3rd attempt, it won't happen for a long while yet and I am not sure I want to be such a thorn in the next sale committee's side.

ENBLOC ROUND 3 was SUCCESSFUL 

Tampines Court is no more - having been sold at the 3rd Enbloc attempt. From the beginning, I pushed for a minimum of $1.7m each - derived from my armchair Residual Land Valuation. They scoffed and jeered at every turn, they thought it too high.....but in the end, it was sold at my valuation.

People could at least move on with dignity.
