Come on, guys, employ modern methods to widen our appeal.

Make no mistake, TC is a magnificent piece of prime land. The size alone will be a huge draw. 
A developer can build 2 to 4 different condos with a staggered TOP to maximise the $psf.ppr
We are the Jewel of Tampines. 
Developers cannot get their hands on such a gigantic plot through GLS, this is a very rare opportunity for them. We are the only ex-HUDC in Tampines, their only chance to buy into the matured and sought after end of Tampines.  It is entirely possible to get $2m for our units.

    Yes! Lets hope more developers join in the bidding...2M should be achievable. i agree TC has many merits and there are many upgraders in tampines..thus far recent GLS in tampines has been at avenue 10 side,...the launch of a new condo at st 11 will surely attract a lot of buyers...not only from tampines but also simei side. There are many people looking to upgrade to decent sized condo apartments and not just mickey mouse apartments that can barely accommodate a 3-kids family decently. TC presents an opportunity for developers to build many decent sized apartments...if the developer go along with a family eco town theme, i think they would have no problems moving the large number of units quickly.

    Other than this small displayed advert. in BT and ST, what others advert and marketing tools that the MA will use and apply to get maximum exposure to reach all developers from now till its closing date on 15 August 2017.

    Unlike many GLS or land sale, big panel on land sale were displayed at its site
    with essential information during the tender period.

    Look like the blogger is putting more effort to have some TC's salient points only through this blog.

    Look at some of the enbloc aerial video clip put up by MA, can be searched at youtube eg "eunos ville enbloc and raintree enbloc ".Very professional and committed MA.

    We can learn from other MA's experience at least. Let the market know TC's true value. I don't think developers, especially China developers know this site very well. We need to put more effort, and be more creative.Don't stay in the nestle and wait passively till tender end.

    An aerial video will be good...there was a mention in FB about seaview from TC looking to simei side. the houses at simei side there all are low rising..highest is i think 12 or 13 storeys..plus country club land..so definitely good chance to see the sea for higher level units in the new development. And because simei side has height restrictions, this view will be there for at least 99 years...on paper that is..haha. i used googlemap and did a linear measure of the distance from TC to the sea towards changi side and its around 4.5km only! Aerial shot towards the sea from TC would be spectacular!..to think other people get excited about a 'river' near their homes!..haha. Plus aerial video will get a good shot of the airport and the upcoming Changi Jewel project..all fantastic selling points of TC. There are people who are excited about the high speed rail terminal linking to KL nia..yet here we are close to a world class airport that connects to the whole world! Imagine watching planes take off and land in the comfort of one's living room...I think we should get doubly excited!

    Stupid blog owner put price expectation for what. Later bidders read yr blog & thought this is what we want. We go for highest bidders & not set a price expectation. Remove it plse & stop badmouthing TC all the time! You can't blame people for shouting at you. You talk too much & irritates everyone. You ask for it !

      We don't care of the perception of newspaper. They are not representative of TC SP expectation. But u are an SP. If some other SPs disagree with you & there is price expectation war at yr blog & this will may discourage bidders as they may think that since TC SPs couldn't agree on how much they want, there will be more objections later.

      Now that tender is put up, it should be a cooling period & we should all just lie low & hope for highest bidder.

      Someone did tell you at the meeting that 'enough is enough ! ' right? and I agree with the person. You really can't stop bragging even at tender stage, can you ? ! It's getting on everyone's nerve !

      This is a crucial stage. Why can't you do all of us a favour & stop bragging too much especially on sensitive issue as on price, at least till the bid result is out !

    My opinion is that I don't see this blog serve any purpose except to create more resentment & divisions among the SPs. To those who find the blog info useful is because they don't bother to do their own research & due deligence, read the CSA or check with the lawyer & MA (of whom we are paying them fees). The blog owner just want to continue to prove that she is better than the team & brag non-stop and yet do not want to sit on the SC team when invited. Even at this stage (when tender has being called), she still want to brag on to the point of mentioning sensitive info in her blog which may jeopardize our chance of getting highest bid. It's my opinion that this blog is more a liability than asset to our enbloc as it can be assess by the public & all the badmouthing & attack on our enbloc team will bring bad reputation to TC and jeopardize our enboc effort. For those who want to know more information or give feedback, I suggest you email the enbloc team ( SC/MA/Lawyer), whom are very nice & courteous people inspite of what the blog owner think of them. Each MA has his own strategy. Don't be influence by the blog owner just because they don't reveal their action plan for commercial confidentially reason on this blog or FB. If you need any info just email the enbloc team. I am sure they will be happy to assist you once they do the due deligence check to ensure you are the rightful SP of TC. The only way to succed in this enbloc is for all the SPs (majority & minority) & the enbloc team (SC/MA/Lawyer) to work together and not let ourselves be divided. Heard of the famous quote " Divide & Rule " ? Don't fall into the anti-enblocers trap !

    1. I have not to my knowledge mentioned any 'sensitive' information - nothing that was not already revealed in the media or FB page. I believe it must have been the MA that gave Straits Times the indicative price of $960m to print in order to put TC in the spotlight. All enblocs get their hoped-for RP revealed in the media this way. It is not a totally blind tender.

      I have emailed the CSC/MA/Lawyer requesting information about various things after the last meeting and have yet to receive an answer. I did get a pleasant reply from a CSC member, but without the requested info. Others might had had more success.

      As for the 'anti-enblocer trap' - I don't think there is one. I wonder what it could be.

      Nothing can derail the enbloc now except a poor tender result.

      Frankly I am quite convinced that blog owner is not an anti-enblocer. My concern is outsiders who come here to disrupt the unity & harmony of TC SPs. Here they can hide their identity but at FB they can be easily traced if they use fake names. We all need to be alert & fight them instead of among ourselves.

    So we are trying to sell the biggest enbloc in Singapore's history, and yet all the MA can do is a microscopic ad on ST and BT, in black and white. Can't even afford to pay for an intern to do a proper video.

    (now see all the MA sympathizers reply to this comment protecting their beloved MA who can do no wrong)

      Why don't you go FB and ask them direct or email them instead of kpkb here. Got use meh ? In here the team are not oblige to answer your questions. I believe the team need to verify your true identity & confirm you are indeed TC SPs before reply you. For all you know you may not be an TC SP but one of the an anti-enblocers come here to sabotage our enbloc or fish for information concerning our progress & strategy. Only blog owner trust you are a genuine TC SP. I hope she will wake up soon & don't fall into anti-enblocers' trap. The best is to shut down this blog until its all over.

      Different marketers has different marketing & sales presentation tools & tactics. If I am a marketer and have a drone presentation tool I won't be so stupid as put it on youtude for my competitors to view. My suggestion at this stage is to stop attacking the team and let them focus on their job. If you have any suggestions or feedback it's best to email to them. Bear in mind there are 540 SPs, some more lorso & kancheong type may be keep on disturbing them with countless calls & messaging. Like that how to focus & concentrate on the enbloc process right ?

      Most impt is still market demand, timing & RP. If the combination is not right, you use full page advert & starwar drone also no use. We just hope that there will be high bids for our project. In the meantime lets just wait for good news on 15 Aug 2017 & stop quarreling. Peace to all !

    I check with some of the property agents/ frens that are in this line that i have in contacts with.

    All of them (its a small sample granted) but all of them knows about this enbloc.
    I would say if you are in this field (property) and you are NOT aware of a major land bid available in the market. AND you need an ADVERT in ST or BT to be aware of this tender or its size and etc... then honestly that developer should close shop.

    I am in a different field, and i have eyes/ears everywhere because information is precious. Imagine a to submit a tender of that size and at that kind of price requires even much more meticulous planning and understanding of the property which i doubt they will need a drone video to understand.

    As for the media asking on 960m, the reason i think its really simple. Its save time for low balling bids. 960m is the minimal. If a developer wants a piece of land, would he go for the minimal? he would be worried about competitors and what they bid. if you are buying something in an auction and u want it badly, would u bid low? No, you would bid higher. How much higher is the question.

    All in all, if you asked me, i am much more interested in how many developers have tendered. Unfortunately, i think we will have to wait till Aug.

      Absolutely correct & agree with you. Any bidders who don't know TC is on enbloc by now is either not keen or project too big for them. These noise makers are just trying to act smart as if they knows best. They are all noise & judgemental but no constructive feedback. That's why they can only hide you & kpkb everyday under anonymity.

    Just received the Tampines Court Annual General Meeting Booklet.
    Has anyone seen the items on pg 46 - Sinking Fund to be collected?
    Any thoughts?

    1. I think they are just doing some sums, it doesn't mean the sinking fund contributions will skyrocket. That would have to be passed by a resolution if proposed. Not sure if special or ordinary...would need to check first. Not likely to pass either way.

      If the enbloc falls through, then TC would certainly have to start boosting the SF gradually and as painlessly as possible. Costs divided by 560 are manageable even though MAs like to produce scary estimates.

      The 80% has been passed so there is really no excuse to raise the fees drastically, though a modest increase in SF contributions would be advisable if not this year, then next.........
