A Minority Owner's chronicled journey through 3 Collective Sale attempts; the last one being successful. TC was a 560 ex-HUDC estate with a thriving community spirit (up until the enblocs that is). I have moved on to a new, 37 unit Freehold estate. Life is quiet now with zero community feeling.
Same for me. It was nostalgic. I still remembered when i first got my keys n shifted to my walk up apartmt in 1987. It was HUDC then. And then d privatisation, and 1st attempt at en bloc. Then we tried to upgrade d estate, 2nd time en bloc n then finally this. Hope the new project “Treasure” wld revitalise St 11, which used to b d centre of Tampines in d 1980s.

Just re-read the contract, its stated Sim Lian is obligated to invite all of us to the initial launch of the project...haha. hopefully got special discount for us!...dont really mind getting a unit here...for old time sake.
Just handed over my unit and was slugged $80 for leaving my items at the bins collection centre as per notice displayed . The bins were over filled. They claimed notice was issued by previous mcst. From security guards to cleaner try to milk our money
The area used to be for recycling is now off-limits for disposal. Residents will now throw down the bin chute within their units. That can choke the chute shaft leading to health and fire hazard, not forgetting costs to dislodge the choke. The main issue now is residents will have a lot of items they want to dispose. We are still paying the same maintenance till the day we vacate. And a lot of costs and services are now minimal. Sim Lian and MA (still collecting fee from SPs) should allot cost for dumpsters for disposal. Clearly they do not look out for and after the SPs' interests. Just want the easy way out.
Not to mention disposing of furniture at the stairwells. This is all very shortsighted and mean-spirited of the Buyer. People need to throw stuff away, it is just a fact. Not only are they collecting maintenance fee, they are also collecting monies meant for the now defunct sinking fund.
It is the reason why I started discarding large pieces before the handover - as I pointed out earlier that the S&P stated that owners were responsible for disposing of their furniture out of the estate. I read that as no dumping inside the estate will be allowed. But in practice it will still happen - only surreptitiously.
They need to empty the bin more frequently. If not from security guard to cleaner the keep recommending their kaki for business. I was caught into it cos i m fly back soon.
Went to CPF queries the proceeds for buyer's . After waited for 1 hours the boy scout gave me a blanket time line .Pressed him further he assured by next week we should receive our hard earned money. I trust all of us will keep each other in the loop. Pls be vigilant. There are money grabber circling us.
A word of advice for those who had a mortgage and the outstanding amount was retained by Eldan - I checked the figures on my draft completion account and the amount held back by Eldan was more than the amount owed to the bank. It wasn't a huge amount (In the hundreds) but it is money owing to you so make sure you follow up.
yes, it was the difference between balance on 12th mar (notice to mortgage financing bank) and 12th June (actual completion date. DBS bank already refunded me the difference within 5 working days.
The circular dated 30 April 2018 from the Managing Agent says that furniture and fittings must be moved to proper disposal area, OTC; which should mean the area at the bin centre beside blk 123; and not placed at common areas such as corridors, staircases, or void decks. Sounds reasonable and is what we should do with all items we want to discard. Witnessed this afternoon an army of cleaners clearing tons and tons of papers being thrown down the chute at blk 119. Took the cleaners about an hour and numerous trucks to clear, with the papers raining down the chute at the same time. The 2nd floor resident took the brunt of all the noise of the rubbish hitting the chute shaft and the shouting of the cleaners in colourful language for the culprit to stop. It appears the culprit was uncovered from a sheet of paper with the address on it.
Try placing yr bulky items around the bin area when the bin is overfill. They will charge you or the will order an empty bin and ask you to bear the cost.$$$$

DeleteChubb insurance for fire protection tried to charge $50 for terminating the policy.
