A Minority Owner's chronicled journey through 3 Collective Sale attempts; the last one being successful. TC was a 560 ex-HUDC estate with a thriving community spirit (up until the enblocs that is). I have moved on to a new, 37 unit Freehold estate. Life is quiet now with zero community feeling.
Never mind the outcome-I for one am just relieved that this whole nightmare is over! When the idea of the enbloc was first presented, it was packaged rather attractively (considering the market conditions then) but as time went by, things became less and less so. One of the main reasons for the losing appeal was the fact that the lawyers, agents and SC did not keep us, the majority owners updated. They also made many decisions without consulting us (such as stalling for the longest time before submitting their application to STB). I am thus happy that this thing has failed and even more so, that things have reached a final conclusion. I'm sorry for those who might have lost out by investing in another place and put themselves in a Catch-22 situation...

Congrats to the minority who won on the merit of facts and thank you for enlightening the rest of us who had had the wool pulled over our eyes!
I have learnt a valuable lesson from this enbloc exercise and I will not sign any CSA if there is any future enbloc attempts.
Sorry that I am one of those just signed the CSA without going thru the contents in details.
Does anyone know that do we have to pay or share cost for all expenses incurred so far by the SC (eg, Costs for STB, Senior Counsels etc) as the Property Agent was saying in the hearing that "No Sale, No Fee" ?
I believe the Majority SP who signed the CSA would have paid the S$700 plus fees for the Advertisement, STB Filing Fees etc.... As for the Legal Fees by the Majority EnBloc Lawyers (SK Phang & Co and the Senior Counsel engaged by them) will be paid out of the interest from the Deposit paid by the Buyers since Phang $ Co is the "stakeholders". I understand that this is stated in the CSA or the Purchase Agreement. Any comment, anyone???
In any event, let's put the whole episode behind us and proceed to our normal life and I hope the AGM later this afternoon will proceed in a dignified and professional manner.

Please don't mine me ssying, I think the moderator of this blog moderate too much. you should allow more freedom of expression rather than bias more to the minority views and compliments.
If you really believe in unity of tampines ct residents you should be prepare to recieve both compliments and critisim. Please also listen to the views of majority who views are not agreeable to you or the minority. Else you might as well change the blog name to tampinescourt-minority.blogspot.com. You have already qualify yourself by stating that no personals attacks on named individuals will be published. So long as you moderate on this basis I think that is suffice. Try not to control freedom of expression too much else it defeats the purpose of setting up the blog for expression of public points of view on tampines ct enbloc.
Majority & minority owners may be opposition to each other in this enbloc exercise but still, we live in the same estate and are neighbours to each other. We are not enemies to each others are we ? Now the exercise is over, some are happy, others are sad but we should collectively work together for the interest of everyone from now on and make tampines ct a better place to live in and enhance it's market value.

When I moderate it is usually to delete a reference to a person/persons mentioned by name.
Or if the writer has crossed the line with a threat, insult or nasty comment (usually directed at the SC/enbloc lawyer or PA).
Bad language is a definite no-no.
It is only recently that the blog has become something like a forum. Before that, it was just me talking to myself and a few who happened to google TC and found my blog.
I am not the voice of the minority. I am my own voice.
You think it's possible for every owners to co-operate and not to sell market prices so as not to spoilt the TC market. Maybe we can have a classified Ad posted at notice boards for those who want to sell ? I am sure many want to sell now since enbloc is off and at better price.
I want to sell mine but would not consider anything less than 850K. Any takers ? Mine is apartment unit.

Yes, lets all start anew and focus on what needs to be done moving foward to improve our estate and make it better.

ReplyDeleteAfter this ordeal, we believe most of us have learnt a lot through the hard way and our house was almost sold away in bad faith.
Should there be a chance for any future enbloc, a right committee should be appointed / voted by the SPs from the very 1st step...
Meanwhile, let's move on and make this a better place to live in, once again...
