Let's talk about .....

It's good to look a variety of  matters whilst we are twiddling out thumbs until Completion Date. FB people would have all owners stay quiet and not bring up new issues on this blog because they don't like to rock the boat. Winkling out details on matters which affect us directly is what I do, what I have done for the past 10 yrs and will continue to do until the day I say Sayonara, TC. Live with it. Mistakes on both sides have been made, pointed out and rectified. The process has not been smooth and trouble-free. The stakes are high and everyone still has outstanding questions.

Digital pressure has worked all along, it was digital pressure which got us the recent SP Meeting, so lets see if some more will goad Our Boys into responding definitively to some of our notions and questions -  misguided or otherwise


Onwards we go....

Topics I will touch upon:
  1. What happens to the Sinking & Management funds?
  2. Do we need to pay maintenance fee during the 6 months free stay?

  1. Blogger, we need a FAQ section for now to Completion and post-completion. There are many questions. I hope its done in an orderly fashion because those SPs who move earlier may say they do not want to pay for the last 6 mths, while those who use 3 mths grace period may say they do not want to pay for last 3 mths. So maybe the entire burden of maintenance falls on the 30% of SPs who stay up to the last month. It can get very messy. And its going to get worse if something like the lifts are all broken down on the last week, no repairs done, and insurance expired....and we need to move furniture. Because definitely the lifts are going to be used like crazy for the last 6 mths.

    1. Absolutely! Spot on. Nothing is as easy as they say it is - the devil is in the details. I cannot write a definitive FAQ though, since I am as fuzzy on some matters as much as the rest of you. I will look at the S&P and figure out the details .

  2. We need to allocate timing for use of lifts and carparks for movers. Like the way we get on board airplanes, row by row in orderly fashion. 6 months is only 24 weeks for 560 units, that is 24 weekends with average 25 units moving each weekend, it will be hell. it just takes 1 lift to be out of order, and the others will be overused and be out of order pretty much the next hour.

    Also, what do we mean by emptying the unit? Does it mean totally empty or can we leave unused sofas and TV? After all, the whole place will be torn down right? If we need to leave the units empty-empty, that's more burden on the lifts and we will stack the furniture at the garbage area up to 5 stories high.

    We need experienced hands on the deck. 22 yr old (however nice) can't do this job.

    1. Everything that is not a fixture needs to be cleared. Fixtures are things like kitchen cabinets, build in wardrobes, air-conditioning system and such.

    2. Whats the point? So we need to look for movers to do this? How much? Throw where? Ground floor can?

    3. Anon 2.1 Not necessarily so. Some buyers expect all to movables to be cleared others allow furnitures to remain, some want air cons to be left in place, others dont mind if fixtures are removed but for security reasons main door and windows must be locked and secured. Some procedures require owner to be present for hand over inspection by buyers reps, others are OK for keys to be handed to sellers lawyers for handover. I'm sure we'll be briefed on SL requirements for TC owners by the team soon.

    4. For practicality reasons, we should try to minimize having to empty heavy items unless absolutely necessary. It would just be a matter of moving them from the house to the garbage areas.

  3. Q: Is there a choice of number of months SP can stay if we need to occupy after completion, Or we just stay as long as we love till 12th Dec? If like the latter case, do we need to give lawyer advance confirmation, ie 30days in advance for them to prepare necessary please?

    2. Move out anytime before the deadline. There might be a notice period for handover appointment.

    3. If house need to be emptied, one buyer require minimum 10 days advance notice to arrange for inspection by their reps. Another case where owners are allowed to leave discarded items in house, they could hand over keys to their lawyer, in our case Eldan. It all depends on what's agreed in the contract.

  4. Don't forget property tax. I am quite certain residential (non-owner occupied) tax needs to be paid by SPs during the rent free period. The residential rate is higher than the current owner-occupied rate.

    1. Property tax needs to be paid in full for 2018. If by monthly giro, cancel it. These are part of documents required during signing session for transfer of documents. You'll be refunded after completion for any overpayment. Those fully paid their property must produce the title deed during transfer. If it's lost, it takes at least a month and sets you back least $1000 and need to make a SD, statutory declaration. That's what I was told. Lawyers should inform us of our requirements, which may be different from other enbloc. Eg some want proof of full payment and cancellation of utilities, telcos during handover of apartment, entry cards, others dont.
      After completion, no need to pay maintenance (rent free) nor property tax. It's your home, but Sim Lians house. He's paid you in full save last 50k. He's also promised to maintain estate in a satisfactory condition. Different purchaser have different interpretation of satisfactory. Eldan's the man with all the answers.

    3. Re 4.2> Yes, I see that but that clause says the onus is on the Vendor to ensure .. 'as at completion, there shall be no outstanding maintenance fees etc" . My question is, how are we to do that? I am supposing that after the Completion Date MCST2644 no longer exists and Sim Lian will be running the show. How and by what mechanism are the MCST funds refunded?
      I want to know
      1) who handles this business of dividing the Funds & deducting outstanding MCST debt from recalcitrant owners: the Lawyer, the Buyer or the defunct MCST?
      2) When does this happen?
      3) Will it involve a separate cheque?
