  1. Actually what are the cost to launch a en bloc? Is it substantial or just minimal? The marketing agent will charge any initial cost?

    1. Usually nothing - but I don't know the specific Terms of Appointment. Most agents & lawyers work on a 'no sale no fee' basis. The STB application fee is a minor cost to the majority owners once the 80% consent level is reached.
      Read the Terms of Appointment & the CSA to see if they have listed costs.

    3. A signed contract does not guarantee a sale. You will end up with legal fees if the sale gets dismissed by the court after an objection.

    I rmb one TC valuation report list out total of strata areas. Why?

    Total strata areas or built up areas also affect baseline?

    2. IH plot ratio low and PG is not that high 2.1. IH has great future location and PG was previously in great exclusive location 10-20 years ago but not so now.

  10. China developers like the East like Simei where Double Bay Residences is located. 10min to and from airport for R&R, excellent foods etc. to unwind and off to China for business.
