The Future of Tampines Regional Centre



Our CSC should really find out what this is all about, they have a duty to find out. It may be rubbish, it may not. You might get to see interesting tables & charts, there might be 1 nugget of information among the stones.

Is there something major afoot in our area?
Will it impact on our RP?

I am only on the wait list for tickets. Sleepy Tampines is waking up and exciting things may be hatching. Our Team has always been 2 steps behind - they should be pro-active for once and find out for the benefit of all SPs before it's too late.

Again, any urging from me to do something out of the box, improve, explore, find out, change, demand, ask - is always met with stubborn resistance.



It won't hurt anyone to just go and listen. I am sure the MA can wheedle a ticket from somewhere. It's for the benefit of TC. It's for 560 owners at the brink of a collective sale.

Tampines, the forgotten regional centre? Not for long

    Don't you think present RP can bring more bidders, setting higher RP will have less bidders what you opinion?

    After some nice comments for them, you now have an allegation that they are 3 steps behind. Why only 3? Not 4 or 50 or 100?

    This seminar is by private sector. Do they know what will happen to TRC? They are developer wanting people to invest! Are you sure this is the right seminar to go to?

      I guess so, if you think bruce lye of sri who is basically a property agent has big insights into non-public informatio on what will happen in TRC.....

      No, i doesn't make me happy to change to 2 steps, it can be any expression you want ma'am! Even 2 light years is good fine for me...won't make me a bit happier..!

      Blog owner should answer for it. She always got alot of funny ideas & criticisms but give none of constructive ideas to ensure the success of enbloc round 3.

    To get best price, product knowledge is important. CSC have to keep abreast with latest development in Tampines. The suggestion is helpful.
    SC sets the tone and direction for this sale. So far, track record dismal; lacks focus, too many missteps and poor organisation and use of resources. When even a straightforward SP meeting is contentious, TC enbloc is in trouble.

      Same question. After listening to your criticism, SC decided to attend the seminar and later set the RP higher and there is no bidders, who will answer for it? You ? I wonder if you think you are so smart, why don't you join CSC in the first place. Talk is cheap.

      It would be useful to learn all the good that Tampines have to offer especially after negative mindset about TC by MA.
      When potential buyers show up, it's not just to view the site but also to assess the CSC. They'll ask questions they already know the answers to just to size up our guys. If perceived to be unprepared, amateurish they will negotiate accordingly.Savvy sellers negotiators have accepted lower than bid price because they know some conditions posed potential minefield down the road.
      It seems some among us prefer to leave our rep alone or confident they have no need for any further learning. In any case, advice is given in good faith, SC under no compulsion to accept it.
      I agree this RP should remain. When keen interest was evident, one MA openly disclosed what price the residents expected. This was above the RP, which was not revealed or changed. It sent the right message.
      That SC was astute, MA and lawyers experienced in collective sale and they synergize well. I hope our team equally savvy. We have a vested interest in the outcome.

      It is true, if we know exactly what we have to put on the table and our value proposition, we will have leverage and an upper hand to negotiate the best possible deal at the table. It is not about increasing the RP at this point but it is to ensure that nobody talks down to our team to push us down with nonesense e.g. " your roads into the estate is very small, very hard for the dump trucks to drive in." as the ole saying goes, knowledge is king.

      Those who have stay in TC long enough as well as potential buyers interested to bid for TC will already know ' the good that Tampines have to offer'. Any potential buyers who think otherwise or who tries to "talks down to our team to push the price down " are just wasting their time because they won't get TC land for sure as they won't bid high.

      Dump Trucks reminds me of the 'Silver Zone' sham. If only tough questions were asked then. Those who ask difficult questions aren't necessarily anti enbloc. Just as those who are protective of this CSC beneficial to this cause.
      It's our homes, we have the right to probe. The burden of this enbloc is on SC. It's their prerogative to act on or ignore our inquiries and suggestions. They carry the can.

      If SC wishes to encourage SP attendance, then Activity room doesn't make sense. Have it in the void deck with a better sound system. Or better still, Changkat Changi Auditorium. Crossing the road a cinch, with Silver Zone, even oldies could do it safely. Whose paying? With the biggest payout of them all it should be MA, shouldn't it?

      PS rumour has it that Lagoon View, Laguna Park and Normanton Park joining in the fray. They're of the same price point as TC. More competition, choice for buyers. Should we be worried or continue to act cool?

      Developers, Investors are professionals. This is their area of expertise; their bread and butter. They know what they're doing. In contrast, SC can be any tinker, tailor, soldier elected to helm a huge endeavour not necessarily in their comfort zone. In Enbloc Singapore, SC performance have ranged from gross incompetence, deviously suspicious to honest to goodness with outstanding returns for all.
      Bloggers recommendation to keep updated with latest developments on Tampines is helpful, or at worst, do no harm. Not suggesting after seminar SC will know more than Investors. But an SC who does his homework, in the know, projects an image of professional competence. That can't hurt, can it?

      No one is suggesting that SC/MA should be complecent or ill equipped with knowledge. It's not just about Tampines Hub. You need to do a macro market research to fully understand the market value of TC. Without which it's too risky to increase RP and get no bids. If you are marketing expert, please contribute positvely at TC FB or coming meeting with constructive ideas & suggestions instead of condeming the 'trinity' non stop anonymously. Does it really help? When will it end ? We have already achived 82% and shouldn't we all move forward from here ?

      At least the team managed to get us through to round 1. Since you implied you are better & more equipped than them, can you see us through round 2 ?. Talk is cheap. Everyone also can do that. Don't give excuses that you are not member of CSC hor. You have been invited so many times already.

    If RP don't increase, there are SPs not happy & start sending out anonymous letters asking SPs who have signed to withdraw during cooling people, There are also SPs who complained that SC not keeping track of market and must attend property seminars blah, blah, blah.... If RP increased leh & no bidders they will probably say : " Not my fault, I just say only. You are the SC, you increased the RP so you are responsible ". The world are full of weird & dangerous people who like to backstab people to sabotage the enbloc. Don't fall into their track.

    The team brought us through round one? Really? Who was the one who said the RP was not right? Who kept stoutly defending the RP put up by the team and running down Tampines Court. The signing stalled, the MA withdrew and then came back into the picture and increased the RP a second time. The signing moved a little and then stalled again. The team and MA then quickly raised the RP to the one the blogger had suggested right from the beginning and only then reached the required percentage by the skin of their teeth.

      To a company who employs a salesman, it is the end result in acheving sales target that really counts to them. In the same way, the majority is more interested that the team can achieve the 80% to go to stage 2. Anti-enblocers can boast how good they really are but in the end no result because they prefer to talk than volunteering as SC member is just as good as nothing. We are really bored with your non-stop whining & boasting. Anything new we have not heard before?

      Yes, do respect the majority's choice too in voting in the SC/MA team just as we respect the minority's choice in not signing. And please stop throwing stones at the team non-stop. If you have anything constructive to contribute, you are very welcome & it's appreciated but do respect each other with courtesy extended. We are all adults !

      There's no gurantee of getting a better deal if the team took blog owner's advice at earlier stage to put RP @ 1.7m. We may get 80% very quickly but there may be no bids as the enbloc market wasn't as hot as now. Or we may get EOI, negotiated and sold at below the RP. Now that the enbloc market suddenly pick up, the anti-enblocers may start to complain again why we sold earlier at such cheap price ? The point is nobody can be 100% sure of the market movement or his or her formulae is sure winner can he?. And you can't please everyone. So why not leave the team to do their job since we have reached this this far in getting the 80% mandate. Constant criticism and complaining without extending a helping hand won't help us get a better deal can it ?
