I disagree that we should have to chase after them individually for information. This is an enbloc and as are our so-called representatives we should be receiving weekly updates at the very least. They had from 2015, when they started this attempt, until now to get their PR machine up and running. Starting FB, deleting vital posts and virtually abandoning it to voices in the wind is sub-standard service. This 'SP meeting' had better not use MCST funds and they had better have something to say other than everything is 'in progress'.

ReplyDeleteAgreed with what you said. There should be regular update either at FB or notice board. If anything deemed as too confidential or sensitive than leave it out. Still it does not give them an excuses of total silence which will give rise to unnecessary anxiety, speculation and rumours.
ReplyDeleteAfter all the heart breaks in this last month of waiting, I have lost faith in the team. I believe there must have been progress during this one month period. If there is none why must we keep on flogging a dead horse? They should just abandon the enbloc and let us start again.
ReplyDeleteAbandon Enbloc? MA and Eldan have too much invested already, not keen in this. Also this recourse may not be available to us now. CSC could have have ceded control over to SL in agreement. Certainly would like to hear the panels views on this.
DeleteTheir ridiculous deafening silence strategy is going to kick them in the butt if they do not have a proper update for us at this meeting. If the enbloc is still on then it is on if it is over then it is over but don’t play with people’s homes and dangle a carrot that you cannot deliver like that.

I demand that the meeting be held at TC. Just quickly arrange for chairs and table under one of the blocks. Instead of making us go to that silly small room at huttons ofc in bishan. All 560 households must be notified - majority, minority, former objectors - all are the same now. I expect a big crowd. All want to know one thing - when is the legal completion and money in our account. Come on lah, we all need to plan our lives and move on !

ReplyDeleteWithout Sim Lians present at upcoming meeting, many questions possibly cannot be answered with any certainty. CSC may have to then meet and convey message to buyer. Suggest arrange for SL to be present at the meeting if we really want resolution and hearing from the horses mouth.

I've just sold half of my household belongings to help pay towards my SSD in addition to my savings and borrowing money. I'm hoping for a speedy payment, I moved here before they even called the first EOGM to discuss the possibility of en bloc and my lawyers did due diligence so I did not anticipate a sale and now must suffer such a high degree of short term debt, I'm hoping for a swift payment by end of March otherwise I'm going to struggle to defer my monthly bill payments much longer and could end up in serious debt problems.
ReplyDeleteThis gap between paying SSD and receiving the money is really the hidden dark side of en bloc. Iys a different matter for individual sale agreement where the seller makes that choice. This is the first and last time I buy private - awful experience!
They say no pain no gain but this is ridiculous, I'm sure other developers helped ease the burden, only silence or contempt here.

DeleteThis developer is different. They don't have the scale to consume TC yet still dare to touch. It is not bad for us if this is failed. We have dear blogger and TC patriot and so many anons here. We learn from this round and will never make same mistake again in round 4. And in round 4, pls exclude SL and Huttons.

What's the purpose of this meeting? We just want to have weekly update, whether on FB or through email. Better it is to explain the reason for delaying, not asking us to folk out the proceeds which I believe more and more TC residents are not satisfying by now. We are the least paid compared with other enblocs, and we have to pay full commission for such an outcome to such a subservice level. I am also out if SL demand for LUP subsidy from us. It will make us headline for sure, and this time, the loser is not us.

DeleteHope this latest letter is genuine. It's the 4th unofficial letter of hope since it all started with 'fingers crossed' on 15 Jan. I suppose we wont be receiving lawyer's letter to update us on status anytime soon. What's notable is a fellow SP kick started it all by initiating a call to MA. Really wondering whose in charge and what the complicated relationship dynamics is behind the scene. We'll find out soon enough.

Saw an internet article about Sim Lian which is not too good. The daughter of the owner, wife of Ong Ye Kung one of the 3 potential PM for Singapore has resigned from the company when her hubby entered politics. The article also mentioned about her company getting HDB DBSS projects in Tampines and ended with lots of complaints abt poor workmanship. One of Sim Lian's directors also sat in HDB's board of directors. Not a simple company we are dealing with. Really hoping for the best.

Why wait until June or July? If buyer is not willing to absorb the increase and the SPs not willing to accept less, then both parties should call it quits. TC can then start enbloc 4 with a new team. Next time,the committee will be more experienced and tie down all the loopholes.

Sim Lian’s terms were such that if it was more than 115 million they can walk away from us, why didnt our lawyers, MA or CSC plus that gap and say “ ok, you can walk if it’s more than 115million, in the event that you do not, the difference in the LUP is still beared by you. That’s all they had to do, go through the contract with a fine tooth comb and plug the gaps. One less thing for everyone here to be concerned about. Sloppy work by the lawyers and MA. A&W coney dog also not so messy. Pfffft.

It takes approximately 3 months to finish all the paperwork.
You should get the money ON the day of Completion (Completion Date).
On my post Milestones- I worked out that the deadline for Approvals was (at the latest including 1 month extension) 19 April 2018.
19 Apr + 3 Mths = 19 Jul 2018.
So expected date of money in the bank is 19 Jul . It could be earlier (19 Jun) or later if there are technical holdups (someone dies etc)
