The Pause Button

I shall not be 'influencing'* the last 6.79% of signatures with my 'negative' comments.  Let the 80% be reached unimpeded by the dastardly influence of a single blogger.

This will make both the impending 80% happy and provide me with the space I need to polish up old posts without attracting menacing comments and me losing my cool in the process.

I need to step back.

That's my plan for the moment, anyway :)

*Note: this is an example of sarcasm as I obviously do not think my opinion can sway 7% one way or the other. After all, 73% have already happily ignored me!

    Pro ebloc people need to chill a little. SP is wise and matured enough to decide on their own if he or she should sign or not and nothing to do with what this blog owner has poster or written. Since you guys signed already then what are you doing here?

    "Official Signatories update from Lawyer: 73.21% of the total share values have signed the CSA. This does not include units that are half-signed and those that have ownership details that have yet to be verified."

    So still need 6.78% or 38 units by 16 Jun. Can make it ?

    Why do such a good deed now and say you're not influencing the remaining 7%? Why keep on saying you're not an expert?

    The fact that you're been writing this blog for a decade shows that you're an expert whether you like it or not, and your mud slinging has sown credibility doubts in many anti-enbloc SPs minds.

    If you've all along been willing to question the credibility of the SC/MA, then go through with it, instead of making 80% of TC SPs disappointed 12 months from today when you protest to STB against the enbloc.

      Expert doesn't mean she is legally trained. She did the right thing by staying neutral or take a step back when things get too hot. If she get into legal problems as a result of knowingly or unknowingly defamed someone, will you stand up for her and pay her legal fee? She is the blog owner and has the right to protect herself !

      Despite SC's bravado, they realise that prospects for this Enbloc is bleak. What other proverbial can of worms will be unveiled when challenged if sale status is attained?
      Blog owner makes a convenient bogeyman. Itshometome temporary detachment a wise move.
      RP blunders was reveal twice in this blog. It was quickly rectified. However, many other wrongdoings culled from minutes of SC meetings and letters of SC and MA exposed by contributers and blogger got nil response.
      By their own hand, SC/MA discredit themselves.

      It's exactly because the blog owner is democratic enough to listen to both sides of the coin that makes her blog credible. You mean to say if the RP goes to $4m or higher the owner still need to be anti-enbloc ? You are no difference to the fat boy of NK with yr fixed & wierd mindset. Go and set up yr own anti-enbloc blog lah if you are unhappy with the way the blog owner runs her blog.

      For those who want to downgrade in the east can go buy a hdb at pasir ris near mrt and buy aranda country club membership, subscription @ only $50 per month & downtown east next door. Still got so.much cash left. Run down place like TC charge $600 + per quarter, & no facilities some more. Really cut throat. Dun know how much must pay for upgrading later if enbloc failed ! Madness !

    Agree its quite a challenge to get 30 units in 24 days. However i am still happy we gotten this far. Even if enbloc 3 fails, the stage has already been set for a quick and decisive enbloc 4. Understand there is no need to wait for 2 years if there is more than 50% support to start the next enbloc. With such overwhelming support for enbloc 3, enbloc 4 can start after enbloc 3 comes to a close. Enbloc 4 will start at the last RP and the main focus of enbloc 4 will be on those 'missing' owners which I believe hold the key to a successful enbloc.

Just accept the fact that there will always be people who will reject this so called enbloc and there is nothing you or even me can do anything if the 80% have yet to reach or fail to reach.     SC has poor work ethic. MA selection not based on merit. His sub par performance, bad advice, wild RP swings attests to that.
    When former secretary, an associate of MA opt not to wait out for this attractive payout, that's my cue NOT to sign. She knows better.

      I think you are forgetting that RP being attractive (to us) is one thing, there also must be a buyer as well. It could be they bail out because they have no confidence in finding a buyer at this RP and not because they have lost confidence in the MA/SC. End of the day whether this RP is realistic or not will be decided by the market, unfortunately there are folks in TC who choose not to partake in the process and I guess we will never find out (at least for this round).

      Those folks who are not participating are either eldery people, retired overseas & therefore not contactable or dead and gone. Anti-enblic SPs are very few & just want to reap the benefits of enbloc without commiting their signature. Deep down inside they are are hoping the enbloc will go through. Just want to act cool only lah. I mean who don't want to reap return which is double of their current unit value in open market ?

      If she knows better, why doesn't she wait for the en bloc for the good money or has she sold her unit/s at 900k plus? I am curious to know. or she thinks that there are simply too many anti blocers here so no point waiting for en bloc?

    Come on anti enbloc SP, we are all residents of TC. We are all staying here , and can see the living conditions here clearly ,( unless you are not staying here ) a lot of repairs and maintenance need to be done. If this en bloc fails, do you want to pay more to rectify the problems?

      I don't understand what the anti-enbloc SPs are expecting in the next enbloc if this round failed. Another 30% more than the current RP ? The market price definitely increase so much within 2 years. Looking at the risk & benefits of delaying the enbloc, it just not worth it or making any senses at all not supporting this round.

      propose that anti-enbloc SPs contribute more to management fees (maybe pay 3 to 5 times more) in order to upkeep and upgrade the estate. It is only fair because they are forcing pro-enbloc majority to stay with them in this slum.

    To all pro-enbloc folks, please dont get frustrated with the remaining TC folks who have yet to sign. They may be deciding whether to sign or not, give them time and space to think through. Like I said earlier, eventually there will be a convergence of opinions, and TC WILL BE ENBLOCED. Enbloc 3 fails simply means the process is delayed by a couple of months...thats all. I think even the anti enbloc guys know this - majority in the estate is for enbloc at the last RP...and most likely they will keep on pushing for it going forward,..so whatever plans anti enbloc guys have(reno, stay here forever, rental, pass down to the next 5 generations) etc. will most likely be put on hold with this uncertain enbloc cloud constantly hanging over the estate...and end of the day, they may come round to the fact that it may be better to start afresh in another place instead of constantly living under this cloud of uncertainty...we simply need to give them more time to realise what the majority has already realised...cheers all.

    It's unwise not to sign for whatever nitty gritty reasons, from bad SC/MA to secretary/associate of MA. or waiting for 78% then u want to sign.
    We are all in this together, wanting to improve our lives and we also want your lives to be improved.
    Don't take Money and the quality of your life that you can have as enemy.It's just not worth it right?
    Do think carefully dear anti-SP,once we miss the boat, we might not get it.

    There are some who think we could go for a 4th round without waiting for another 2 years. The key problem is who will volunteer to be in the SC to take us through another round of enbloc? it's always easy to criticise the SC for being incompetent. The SC for 2nd round was criticised for being incompetent too, right? So did those who criticised the 2nd round enbloc SC volunteered to be the in SC for 3rd round? So if we are going for a 4th round of enbloc, will these critics step up and show us they could do a better job?

    My families live on the apartment block which we hope there lift upgrading but each time is unsuccessful, we move in went we are able to go up and down the stairs as we aged is quite a chore my mom whom 85 of aged going up seen difficult now I don't another 2 years how.Please my our dream come true.

      Those who don't bother of this problem are the SPs who rented out their units. One thing they don't forsee is the stiff competition in renting out their units when more SPs start to rent out their units if enbloc failed. Already not so good take up rate for current units for rental even at very low rental. Tenants would prefer to rent condos at simei area with facilities & nearer to MRT.

      Rental rate for TC going down but maintenance fee going up. Not worth to keep the unit for renting out lah. Might as well take the money to buy simei condos with better rental yield & faster take up rate. As owner of the unit, you can enjoy the facilities there too. Kill 3 birds with one stone.

    If anti-enbloc SPs love this place so much & dun want to move out, with the money u can get from enbloc, you can buy 2 smaller units or dual key units, so can can rent out & live here at the same time when developer redevelop this place. I think most developer will give ex owners VVIP viewing & possibly a discount before official public launch. Best win-win situation right ?

    If the ultimate intention is for enbloc 4 better do it now than wait.The current environment provides a unique opportunity for all SP. Based on last caveat of 930K if u were to sell on your own versus a potential enbloc gain of 1.7M minimum a collective enbloc makes a lot of sense.

      As it is now, reading at all the comments from pro-enbloc SPs, I am quite cpnvinced that I should sign:

      1) The RP is quite fair. With the proceed I can get either upgrade or downgrade with extra cash.
      2) If upgrade I have the choice of better condo with facilities or buy new launch condo with fresh lease
      3) I do not have to worry about whether there's another opportunity for future enbloc as the remaing lease period is declining and estate getting older with the need to pay higher maintenance & upgrading cost.
      4) TC is no longer as quiet and less crowded as before. With more tenants coming in, there will be more noise, overcrowding & security problems.
      5) It will be more difficult to sell or rent my unit as our condo is not as attractive & conducive as neighboring condos at simei area.

      Please convince me why I should not sign before I make a decision. It's good to hear from both pro & anti-enbloc SPs.

    I think enough said. If want to sign, sign, if dont want to sign, then dont sign, dont expect people to kow tow to those who have not signed and roll out the red carpet. Afterall they benefit also. There are even talks more sessions should be held at TC to cater to those last minute who wants to sign...i say why should MA/SC do that? They should take cab and go to the lawyer's office to sign...who ask them think for so long then realise actually its a great deal. If bring horse to water and horse dont want to drink...so be it...go down on our knees and beg the horse to drink? crazy! By the way, if you think SC/MA will make 'special' arrangement with those who are still not signing, think again..its absolutely illegal to do it. so if want sign, dont want then dont sign...why ask for so many opinions? enbloc 3 fail?...so be it...we will just wait for the next enbloc which will happen immediately after enbloc 3 closes...cheers.

      The purpose of seeking opinions from both pro & anti-enbloc SPs is to help those who are undecided to make a decision. Collective sales also means collectively help each other by sharing opinions although the final decision is still that of individual SPs. Nothing wrong with that.

    Many SPs enjoy living in TC and there is absolutely a sentimental value attached for good reasons. Whatever the outcome of this enbloc exercise one thing remain clear. Our government is always moderating supply and demand through government land sales(GLS). Despite good efforts, Spore is heading towards an oversupply across all verticals as govt prioritise voters as more important than developers. This also means an oversupply is better than undersupply. So we are now at a crossroad and timing is important.
    For now developers still seem upbeat about building up their land bank in the last two quarters as the impact is not felt.We should seize it's valuable opportunity before it fizzles. FYI China economy just got downgraded. I continue to believe our SPs are smart individuals and will finally opt for enbloc.

    I am shocked to see so many negative comments directing towards the blog owner and owners that have yet to sign. The blogger has always provide very insightful opinions on the Tampines Court enbloc saga through her dedicated research. Its a shame that some people can be so ugly with their action and words.
    Itshometome please continue to keep up the good work! Do not be discouraged by the pro enbloc parties :) Its because of your blog that my parents and I are kept aware of the en bloc process, other than the non-informative notices paste nearby the lift. Thank you!

    Just a glance of property guru of Alps Residences at Tampines Ave 10 show one entry of $1,348,000 for a 1,410 sqft apartment.

    Pls compare to "Tiny apartments (Freehold, 680sqft, $1.3M)" examples by blog owner. Am I overlooking anything ?

    Pro en bloc SP support selling to improve quality of their family lives.

    Anti-en bloc SP support non-selling to improve quality of environment to store their non-living things. Oops, miss out a improving quality of life for a living thing, but is for non-human though.

    What a contrast of needs !
