So, the 'last signing sessions' are coming up. There is still a chance for them to reach the 80% - many estates have reached the 80% only on the last day (Shunfu for example) and there are those who specifically hang back until the very end. They might come out of the woodwork this weekend. They are currently at 69% (from their FB page).
What is clear is that there is a strong appetite for a collective sale in this estate - perhaps even 80%- which the SC/MA failed to harness from the start. Contrary to all the comments on this blog, the estate does not necessarily have to wait 2 years for another attempt, if 50% sign for a requisition then they can fire up at will .... but more about that later.
Don't always talk about history. They failed to harness 80% in the beginning is not important. What's more important is we are almost there. You also dwell on the past mah, like posting update on the resignation of Hutto agent which is really none of our business.

Although the position of this blogger differs from mine..I would still like to give thanks and credit to the blogger for maintaining this blog and providing a differing perspective on things..end of the day everyone signs/didnt sign based on their judgement on whats good for themselves and family. I have made my position crystal clear...even if we have the 80% eventually, the estate may still not be sold as we are forgetting we still need a buyer who may not materialise eventually. however i will never reject people giving me a lottery ticket for an immediate draw and choose instead to wait for the next draw (which to me gives the same prize money in real terms) when nobody knows when the next draw will be held or whether it will even take place at all. For me, when the Toto prize money snowballs to a big amount, usually i like to double my bets to increase my chance...i am just being pragmatic...cheers all.

ReplyDeleteWith the recent restriction of the number of occupants to 6 unrelated person per unit, rental for TC is set to fall further. This will affect the price further as investors will avoid buying big units like TC for rental due to lower ROI.

DeleteLets be honest about it. There is NO way we can't be emotional about this. For the 70%, it is about $400m above the market we are talking about here. It is life changing for these people, many of whom are cutting coupons from newspapers to save $5.

TC selling prices will depreciate dowwards. Those who chose to stay have to accept dormitory environment and paying higher maintenance fee. That time if anti-enbloc SPs start to regret & cry, I said serve you right !

DeleteThe anti-enbloc group can stay in this beautiful dormitory for the remaining 60+ yrs until it the lease expires (which is what they want), while the we can upgrade to a new FH with money left over and leave our FH property to our kids.
If enbloc failed, I think at least 40% SPs (those who signed the 1st round)) will either try to rent or sell the units in the market. Can you imagine the overwhelming stiff competition that will push the rental & selling prices of TC down ? It's not a scare tactics but possible reality.

DeleteAgree, this is the best chance to get a higher RP. No one can tell what is going to happen a few years down the road. No matter what scientific method you use to calculate how much TC is worth, that is only on paper only. Only when the developers bid for TC will we know what TC is really worth.

ReplyDeleteThat is a possibility that TC environment will become dormitory environment when more SPs start to rent out their units is enbloc failed.
1) Security may be a problem as the security guards are unable to cope with overwhelming tenants coming in. Residents driving in will be jammed up if the guards has to screen everyone, more on tenants
2) Maintenance fee will be increased as wear and tear is faster. MCST may also not be able to cope as more complaints come in as tenant has also the right to complaint even at petty issues.
3) If there is illegal subletting and as someone suggested, lodge a complaint to URA is not a solution. You just need one publicity in newspaper and TC as a condo status will be tarnished which will affect the rental and selling price of TC.
I bought TC is because of the quiet environment, spacious area, greenery. If TC deteriorate in dormitory environment it will be sad as we can’t enjoy the nice & quiet environment anymore and yet has to pay the ever increasing maintenance fee.
The current RP is good enough for you to buy a condo with proper facilities at SImei if you prefer to stay in this location. For those who prefer to retire, you can downgrade and yet have sufficient cash to retire comfortably.
If you think this is a scare tactics, it is not and I am sorry you feel this way. I just hope you will think logically and support this enbloc to go through for the benefit of yourself, your family and your fellow neighbours.
Hit when the iron is hot as good opportunity is rare. You may hope the market will pick up and you can get better return in the next enbloc, but you can’t guarantee that, can you ?

I post EVERY comment -even those that test my limits with their irrelevancy or repetition (eg the off-topic and never ending dormitory comments). EVERY comment bar those which contain expletives directed at me personally or anyone else. Out of the hundreds of posts I have made over the years very few (3?) were closed to comments because the person in question does not deserve a stream of vitriolic abuse. I also do not post comments which could get me into legal trouble - such as someone suggesting bribes or other illegal activity going on without a shred of proof. I protect myself and others from scurrilous or vicious insinuation.
The freedom of speech is alive and well on this blog.
I do agree that you should protect yourself on any comment s that may implicate you and get you into legal trouble. You have the right not to post them. But SPs expressing their opinions on too many bicycles lying around (some even discarded by tenants moving out) and TC condo environment fast changing into that of dormitory environment are valid issues that doesn’t call for you to get irritated and threatened to delete them.
DeleteIndeed, and it is a fact, that many of the bicycles are anyhow parked all over the place and blocking the path for residents to walk and also endangering the SPs especially the eldery and children who may tripped over them. As for dormitory environment this may get worst, if enbloc don’t go through as more units are rented out.

Indescriminate bicycle parking and overcrowded apartments are issues for the managing agent/authorities to fix. Laws and bylaws exist for a reason. It's totally irrelevant to enbloc efforts.

Let me characterize the opposing camps: Pro enbloc guys will say the opposite camp are made up of people who are either overly greedy and hoping for more or too emotionally attached until they cannot think straight. Anti-enbloc guys will think that the pro enbloc folks are either desperate for money or devoid of emotions and care only about money. Regardless of which camp u belong to...the facts are the estate has a lease of 101 years old..we have already use up 30+ years...u can't blame folks for being emotional about a place after so many years...especially the first batch folks. At the same time, u can't blame people for becoming 'desperate' as they realise also time is never in the estate's favour...its a matter of time before the enbloc clock runs out. I think the whole exercise will become less acrimonious if people understand each other's position better and be less forceful in putting across each others' viewpoints...end of the day,..there will be a convergence of opinions (emotional people becomes practical and practical people becomes sensitive) and TC WILL be enbloc...if not this round,...definitely in the next round. cheers all.

1) SC/MA who increased the RP too late
2) The anti-enbloc SPs who are either too greedy or have sentimental reason not to sign. Though I respect your decision but it doesn't make sense. With the attractive money you get you can easily get a better replacement unit with condo facilities. If you feel this place is quiet & that's yr reason, its no longer so with more tenants coming in if this round failed.
Though we cannot undo the mistakes SC/MA did, the anti-enbloc SPs stll have the choice to either walk away with the money with no regret or stay adamant of your decision & take the risk of missing this golden opportunity which may not come again.
Hope you will make the right decision for yourself & yr family.

How much then all will sell ? Couple hundred thousands more? u took $1.Xm n n invest in 5% bonds will get couple hundred k more too. Compare risk of bond default n chances of 4th en bloc with higher px, which risk is higher ?

At the current RP, there is money to be made by everyone including those who just bought the unit recently..even at seller stamp duty of 16% (after 11 March 2017, it starts at 12%), there is still close to 500K profit for those who bought around 900K..not bad for a few months work..even if enbloc 3 fails, i believe enbloc 4 will not be too far away and it will start at around 1.Xm..so to all fellow TC folks, pls recognise there is inherent enbloc value in your unit even if round 3 fails,..regardless of claims of falling values, there will be ppl loaded with cash waiting at the sidelines and hoping that enbloc 3 fails and they can still come in to buy at 900K+ and wait for enbloc 4 (which in my opinion has the biggest chance of success)..so exercise your wise judgement if enbloc 3 fails and you plan to sell your unit going forward....else you may regret big time...i am shock to find got 1 unit listed for sale at 9XXK as recent as few days ago...must be really in need of money fast. There are ppl with whatever hidden agendas who simply hope that this enboc will fail...so just be careful who you talk to. I have signed...I simply see no reason not to. Cheers all.

If the ultimate intention is for enbloc 4 better do it now than wait.The current environment provides a unique opportunity for all SP. Based on last caveat of 930K if u were to sell on your own versus a potential enbloc gain of 1.7M minimum a collective enbloc makes a lot of sense.
